I am a real estate investor because my boss got fired. I figured if it happened to him, a loyal employee, it could happen to me next. I took a hard look at my situation. I didn’t exactly enjoy working in the corporate world of deadlines, numbers, and frustrating expectations.
I would drive to work. I sat in my car, not wanting to get out. I had to travel a lot, leaving my wife and kids alone. I missed a lot of special family moments, and my life wasn’t my own.
I hated managing people and dealing with difficult clients. How much abuse did I take? A lot.
What was worse ... I had to wake up and do it all over again day after day. And what did I have to show for the dream killing hassle? I had no money, no legacy, and a real fear that the company could fire me without warning like my boss. That was my life.
One day I went to lunch with the former boss. I expected to console him but instead I sat across from a confident man who had no worries because he told me he had rental properties. Turned out, he didn’t need the job he had just lost. He warned me that I had better have a Plan B. It was the first time I realized, "I wanna be an investor!"
I remember like it was yesterday. There I sat in the restaurant, shocked by what I heard. I said to myself, "Hmmm, the rat race and a gold watch can’t be the highlight of my life!"
"I knew, for the sake of my life and family, I had to change things drastically."
So I started watching infomercials, going to REIA’s, and bought an income property. The problem was, I had THE TENANT FROM HELL and, instead of making money, I was losing money I didn’t have. My tenant had not paid the rent to the previous owner and she didn’t pay me. Not one cent. Instead, I had to pay the mortgage on my rental to keep it going.It took me an embarrassing amount of time, money and energy to end that tenant relationship. But I was determined. I developed a system for properly screening tenants. I learned how to tell the good ones from the bad ones, and what to do to secure Tier 1 tenants EVERY time. I recently spoke to a landlord whose tenants haven’t paid him in over a year on TWO properties. I asked about his screening process and quickly understood what put him in this predicament. He didn’t recognize the red flags.
